Building Tomorrow’s Workplace: YNNO’s Vision For TBC Bank’s New HQ

Building an optimal work environment for the new way of working
The new TBC Bank headquarters, designed by UNStudio in Tbilisi, Georgia, will be completed in late 2024. This landmark building will feature a contemporary, flexible and open working environment, tailored for hybrid working. The goal is to connect people and boost engagement, offering a transformative experience with new surroundings, interactions and rules. The design includes lots of greenery, functional furniture and comfortable spaces where employees can work creatively, enjoy their coffee and interact with each other. With ample parking, a well-equipped gym, good food and inviting lounge areas, everything is in place to enhance performance, happiness and productivity.

Crafting the hybrid working model from concept to completion
Gvantsa Murghvliani, Head of Human Capital Management at TBC, noted: “What really stood out for us was YNNO’s preparedness and organization. During our reference tour in Amsterdam, they introduced us to some fascinating companies. Despite being a relatively small firm, YNNO showed a special dedication to this project, we truly felt a strong connection and dedication. That’s why we chose them as our partner on this intense and challenging journey.”

YNNO did a deep dive into both the existing and desired ways of working to understand how the new office space will be utilized. This involved interviews, a workstyle analysis, employee journey workshops, a comprehensive survey and a session with the Board of Directors. Keti Tagvadze, HR Business Partner at TBC, said: “We have included employees’ wishes in every step of the process. Along with the Marketing department, we will update them regularly and keep them involved. Therefore, everyone is very excited about this new beginning.”

For YNNO, this project was also somewhat of a fresh start, as it was their first international project. Pieter van der Laan remarked: “We had never been to Georgia. It was an eye-opener to see the similarities in working culture and ethics, which allowed us to use our experience to create the right atmosphere for people to learn, develop, connect and work for TBC. It was also interesting to see that the challenges they face regarding new ways of working are similar to those in the Netherlands and Europe, such as attracting the right young talent and keeping current employees engaged through learning and development. These familiar challenges allowed us to respond effectively.”

However, one specific challenge in this case is the infrastructure. While Tbilisi is a fast-growing economy, its infrastructure isn’t keeping pace. The new building is located just outside the city center, requiring different commuting methods. Tagvadze explained: “We plan to work with city hall and may subsidize transportation. The HQ is in a developing area, and our building might attract other companies, encouraging improvements in public transport.”

A model workspace for Tbilisi and beyond
Key principles in the new working concept include spending two to three days in the office, eliminating personal desks (except for confidential work) and providing access to study and phone booths and various open and enclosed zones (for focus, collaboration and Zoom calls). Essential facilities will be available on each floor, ensuring a healthy and stimulating environment for happy, productive employees. Bart van Roekel stated: “We quickly gained an understanding of the Georgian culture with the help of Keti and Gvantsa. They informed us about traditions, work structures and interactions, which we translated into the new workplace concept.”

The collaboration was a true joint effort. Van der Laan added: “The entire team actively contributed to the project and was eager to learn. We provided guidance so they can continue the process independently. I truly believe they will excel, making this project an example for exploring new ways of working, also in a digital context.”

Murghvliani emphasized: “This project is vital for TBC, not only in Georgia but also for many other companies. Our goal of achieving international success is widely recognized. This building will serve as the landmark headquarters for the new TBC international group. 2024 marks a crucial milestone that we eagerly anticipate.”
